HVAC Before & After in Sandy Springs, GA

Anybody can say they do clean work. We’d rather show you. These are the jobs we walk away from knowing the family inside won’t smell mildew, hear a rattle, or find a single footprint on the carpet. The C.A.R.E. values aren’t a poster in our office. They’re what the before-and-after photos show: floors protected, pricing written down first, and a cleanup photo texted before the crew pulls out of the driveway.

AC Repair: Failed Condenser Fan Motor in a Two-Story Home off Spalding Drive

Photo placeholder: Before – open condenser unit with a seized fan motor, dirt caked on the coil. After – new motor installed, coil rinsed, unit reassembled and running at full airflow.

This homeowner’s upstairs bedrooms were creeping to 79 degrees every afternoon while the downstairs stayed comfortable. The problem was a condenser fan motor that had worn itself out, so the outdoor unit couldn’t shed heat. We confirmed the failure, wrote up the price for a replacement motor and a coil rinse, and got the work done the same visit. Upstairs temp dropped back to the set point within two hours. The floors between the front door and the backyard got shoe covers and a drop cloth, and the photo of the cleaned area went to the homeowner before we left.

Furnace Repair: Cracked Heat Exchanger in a 1987 Furnace Near the Chattahoochee River

Photo placeholder: Before – original 1987 furnace cabinet with a cracked heat exchanger visible after the blower assembly was pulled. After – new furnace fully installed on a level pad with sealed duct connections.

A cracked heat exchanger in a furnace that old is not a repair we’ll sell. The family called because their CO monitor had chirped once, then stopped, and they were smart enough not to ignore it. We confirmed the crack, shut the gas off to the unit, and laid out replacement options from our supported brands, including a Trane and a Goodman model we could quote that day. The new unit went in with a sealed plenum and a fresh filter. The whole install happened without moving the family’s sunroom furniture more than six inches, and we asked before we touched it.

AC Installation: Replacing an Undersized Unit in a Split-Level off Mount Vernon Highway

Photo placeholder: Before – 2-ton unit crammed next to the house, kinked line set, corroded disconnect. After – properly sized 3-ton Carrier unit on a raised pad, straight line set, new electrical disconnect.

The old unit was a 2-ton trying to cool a split-level that needed at least a 3-ton. It ran constantly, iced up twice a summer, and still left the kitchen at 76 on hot days. We ran a load calculation, confirmed the ductwork could handle the airflow, and installed a matched Carrier system sized correctly for the square footage and the west-facing windows. The homeowner told us the July electric bill afterward. It dropped 30 percent. Drop cloths ran from the side door to the mechanical closet, and the kids were home napping through part of the install, so the crew kept the hammering to a minimum until 3 p.m.

AC Repair: Refrigerant Leak from a Rubbed Line Set in a Ranch Home Near Dunwoody Country Club

Photo placeholder: Before – line set with visible oil stain where the copper had rubbed against a floor joist. After – repaired section with new insulation, sealed with properly torqued fittings.

The system was losing about half a pound of refrigerant a year, which is enough to make the coil ice up on the hottest days. The leak was in a spot where the line set had been vibrating against a joist for years, slowly wearing through the copper. We found it with an electronic detector in under an hour, repaired the section, replaced the filter drier, and pulled a proper vacuum before recharging. The homeowner’s dog was in the yard during the outdoor part of the work, so we kept the gate latched and the unit’s electrical disconnect tagged. Same-day fix, written price before we started, no surprises.

Furnace Repair: Blower Motor Failure in a 2006 Rheem Furnace in a Neighborhood off Riverside Drive

Photo placeholder: Before – blower assembly pulled from cabinet, motor bearings shot, wheel caked with dust. After – new motor and cleaned blower wheel reinstalled, cabinet vacuumed out.

This furnace heated, but the blower had stopped moving air, so warm air just sat in the cabinet while the limit switch cycled the burners on and off. The homeowner heard the hum and called before the furnace cooked itself. We replaced the blower motor, cleaned the wheel and housing, and checked the temperature rise to make sure the burners were running in spec. The air moving through the vents felt like a different furnace. Shoe covers in the hallway, a drop cloth under the furnace door, and the work area photo texted before we packed up. That’s the Cedarwell Care Promise, not an add-on.

AC Installation: Full System Swap for a Townhome Near City Springs

Photo placeholder: Before – mismatched indoor coil and outdoor unit, rusty condensate pan, 14-year-old builder-grade system. After – new matched Lennox system, new condensate line, new thermostat.

The old system was a Frankenstein: a newer outdoor unit paired with an old indoor coil that had never been a match. It short-cycled, it froze, and the condensate pan had rusted enough to stain the platform. We replaced the whole thing with a matched Lennox system and a new condensate drain line with a cleanout and a safety switch. The townhome HOA had rules about where the outdoor unit could sit, so we placed it exactly where the original was, just raised on a proper pad. Written price before work, install date set, and rebate paperwork handled for the family.
